In recent years, the luxury property market in Italy has been experiencing strong growth. Milan stands out among the cities with its modern penthouses, while one of the most requested areas is the countryside around Florence. A buyer, in searching for a luxury property, fundamentally seeks an exclusive setting and location, in particular regarding the view to be enjoyed from it, whether sea or lake or overlooking historic monuments.
As for sizes, differences are found in the customer’s purpose for the purchase and the type of use. Smaller sizes, as in the cases of two bedroom dwellings, are chosen by people who travel a great deal for work and, having interests in certain Italian cities, seek resting points in luxury accommodations on which they can count when traveling, as well as being excellent investment properties.
Larger properties, such as villas and farmhouses, are chosen by customers looking for a true home away from home, where they can spend time with the whole family and accommodate relatives and friends. The basic requirements for this type of property are the living comfort and relaxation resulting from its location.
Internally, Italian houses have undergone a transformation, demanding a large, bright living room (an open floor plan with kitchen), while in the sleeping area it became important to have a master bedroom with dressing room and en-suite bathroom.
Italian Exclusive Properties has its headquarters at Lake Garda, a popular choice for foreign customers, especially German and Austrian, but also Dutch and Russian. In this area, more than half of the luxury properties are located south of the lake, between Desenzano, Padenghe and Sirmione, while to the north, the most requested area is the Gardone Riviera. In addition to foreigners, Italians have also started investing in Lake Garda, especially customers from Milan, Brescia, Bergamo, and Mantua.
Customers are becoming more and more inclined to buy rustic and stone houses for renovation, to be converted, once completed, into B&Bs.
